If you are a landlord you should already be aware of your obligations to have every gas appliance safety checked and certified annually. Both you and your tenant must hold a valid copy of the gas certificate.  

Gas Appliance Safety Inspections:

Mr plumber can safety check all your Gas appliances; this is commonly called a 'CP12'   A Gas Safety Inspection is similar to a car MOT - no repair or maintenance work is carried out, it is a safety inspection only. It is not a 'boiler service'. Many Landlords erroneously believe that a Safety Inspection is a form of maintenance, but it is not.
